Heartland Group LLC personnel have experience and are comfortable
with any of the three basic methods of project delivery involving
professional design and construction services. The methods are:
1) the Traditional Method, 2) the Construction Management Method
and 3) the Design/Build Method.
In the Traditional Method the owner engages an Architect to design
the project and produce the necessary Contract documents for bidding
to a number of General Contractors. In the Construction Management
Method, the Owner hires both an Architect and a Construction Manager
to work together evaluating the project program, perform early budget
projections and do value engineering and cost analyses of various
means, materials and methods to be incorporated into the project
design, and the Construction manager assists the Owner in soliciting
and analyzing bids for all phases of the works. The Owner then awards
a prime contract to each trade, instead of having one prime contract
with a General Contractor. In the Design/Build Method, the owner
selects a Contractor and an Architect to work together in much the
same way as the Construction Manager and Architect do, analyzing
methods and materials and budgets during the design process, but
the Owner has one contract for (typically) a Guaranteed Maximum
Price, instead of many prime contracts as in the CM method. Each
method has its advantages and disadvantages, and we will be happy
to explain these to you.
