The Pre-Design Phase involves the process
of gathering project information from the Owner, for the purpose
of developing a thorough understanding of his project needs (essential
requirements and non-essential, but desired features), his philosophy,
the function and flow of traffic, people and internal processes,
architectural preferences, if any, and a written program of space
requirements. It also includes collecting site data, such as site
boundaries, topography, soils and groundwater information, easements
and utilities, natural vegetation and drainage patterns, solar
orientation, views, traffic patterns and researching building code
requirements, local regulations and constraints.
