The Design Development Phase involves the process of testing, refining and developing the work done in the previous stage, for the purpose of fixing materials, construction methods, structural, plumbing, HVAC, and electrical systems, building dimensions and appearance, site amenities and details, interior design and finish materials. If a design/build project, this is an important stage for the Architect/Engineer to consult often with the Contractor on the team, to obtain valuable input regarding feasibility, availability and cost of various systems and materials. The Contractor will update the budget and schedule at this stage. Presentation drawings and models may be done in this stage, to assist the owner in his complete understanding of the project, and for use as "sales tools" to boards, employees, plan commissions or congregations.
