The process of designing a project consists of several very important phases: pre-design, design development and construction documents phase, followed by the bidding and negotiation phase and finally the construction phase. Heartland Group LLC works very closely with the Owner through each of these phases, and obtains the Owner's written approval of each phase at its conclusion, prior to proceeding to the next phase. The use of this team approach, with continual open communication and approval, eliminates surprises to the Owner and/or the Architect/Engineer. If Heartland Group LLC has been engaged to combine its services with those of a selected Construction Manager or Contractor, then the above phases of the design process all involve the Construction Manager or Contractor as part of the team, who provides continual advise to the team regarding the effects of design decisions on project budget and schedule.
